Obtaining a building permit is one of the first things you should do when you decide to build a house. These building permits help states regulate construction activity within their individual cities. Building permits help to ensure that safety guidelines are abided by and that any new buildings or structures are benefitting the community.
It’s important to note that local governments have different guidelines associated with the building permit application process, but there are a few general rules that you should know.

Work Requiring a Permit
You should anticipate needing a building permit anytime you are constructing a new building or structure or significantly changing an existing one. Often times, extensive mechanical, electrical or plumbing work requires a permit. Even if these projects are related to repair work, a building permit might be needed if the cost and extent of the work is significant enough. Most cosmetic finishing projects such as painting, cabinet installation and flooring do not require building permits.

Just keep in mind: when in doubt ask the local government in the city where your new property will be located, since they are responsible for setting the specific building permit requirements for your city. If your property is located in an unincorporated area, then the county in which it is located typically will be responsible for issuing the permits.

While the specific name of the office administering the permits may vary, you can usually find it within the Building Department or the Planning Department of your local government. If your city/county has a website, you might be able to find detailed information about their specific process.

Who Should Apply
Typically the owner and contractor and/or subcontractor on the project are responsible for requesting the building permit. However, it is always important to check with the appropriate office prior to arriving. Some permits may take longer to process than others, so make sure you allow plenty of time.
